Hainline specializes in Design-Build, an alternative public works delivery method in which collaboration among the Owner, General Contractor, and  Architect teams is promoted early on, especially when the guaranteed maximum price (GMP) is committed. Similar to GCCM, in the Design-Build method, the General Contractor and major trade subcontractors participate with the Architect and Owner during design. The goal is to design within the GMP, rather than bidding on an approved design. This collaboration is intended to meet an ambitious schedule. 

 

As the Owners Representative or Construction Project Manager, Hainline facilitates and guides all the participants in this process, to assure that all issues and requirements are addressed. In addition, Hainline guides the team through the Capital Projects Advisory Review Board (CPARB)’s Project Review Committee project approval process for utilization of Design-Build. Concurrently, Hainline also works with the Office of the Superintendent of Public Instruction (OSPI) to coordinate the D-form process for state matching funds.
